What the Sapphire Coast does to your roof.

Salt air, East Coast lows, and three decades of summer sun do things to a roof that an inland Sydney roofer never sees. Most coastal failures show up on the same four signs, well before the leak starts. If you can see any of these on your roof, you've got two or three years left, not ten.

Rust streaks under your screws

The fastener heads corrode first because the cap is the highest exposed point. Once you can see the streaks running down the sheets, the seal between the screw and the roof is gone. Water finds the gap on the next storm.

Lichen and moss colonies

Tile and metal both hold lichen on the southern face where the sun never dries it out. The colonies trap moisture against the surface twenty-four hours a day. On tile, that's how cracks open at the ridge line. On Colorbond, it's how the coating chalks and peels.

Paint peel at the gutter line

After about fifteen years on the coast, the Colorbond coating fails first at the sheet edge above the gutter. The drip line is where salt water sits longest between rain events. If you can see flaking or fading along that edge, the rest of the sheet is following.

Terracotta fretting

On older tile roofs (1970s and 80s build), the surface crumbles in a process called fretting. Salt accelerates it. You'll see grit washing into the gutters after rain, and the tile colour goes patchy. It's not cosmetic, the tile is losing structural integrity.

Strip the old roof, replace the underlay if needed, install Colorbond Ultra or marine-grade steel on coastal homes. Five to ten working days for a standard single-storey home. Fixed price in your quote before the first sheet comes off.

Repairs

Roof repairs and leak fixes

Tile replacement, ridge re-bedding, flashing replacement, storm damage, leak diagnosis. We climb up, find the actual cause, and tell you whether it's a fix or whether the roof is past repair. Honest answer either way.

Restoration

Restoration and recoat

Pressure clean, re-point and re-bed where needed, primer, two-coat recoat with manufacturer-warranted product. For tiles and Colorbond where the structure is sound but the surface is failing. Lifts the look of the house and adds another fifteen years.

Most quotes don't show up at all. Yours arrives within two working days, in writing, with the materials specified, the work scope itemised, and a fixed start date. If we miss the 48 hours, we tell you why before the deadline passes.

Same named crew, start to finish.

You'll meet the tradesmen who'll be on your roof when we come to quote. Their names go on your contract. No subcontractors swapped in mid-job. No new faces every morning.

Fixed start date, in your quote.

Your quote names the day we'll be on site. No "we'll get to it when we can." If weather or a scheduled job overruns and we need to move it, we tell you a week ahead and lock in the new date. You always know what's next.

The price on your quote is the price you pay. If we get up there and find something we didn't expect (rotted batten, damaged sarking, a hidden flashing problem), we stop, photograph it, send you a written variation, and only carry on once you've signed it off. What does a typical Sapphire Coast re-roof cost?
Every roof is different. Roof pitch, roof area, the state of the existing battens and sarking, access, materials, and whether your home is right on the coast or further inland all change the number. The honest answer is we need to see it. We come out, take a look, talk through what makes sense for your home, then send you a fixed price in writing within 48 hours. The number on the quote is the number you pay.
How long does a re-roof take?
A standard single-storey re-roof takes five to ten working days. Two-storey or complex pitch jobs can run two to three weeks. The exact timeline goes in your quote, along with the start date. We don't move the start date without telling you a week ahead and locking in the new one.
What if something goes wrong after the job's finished?
Call us. We come back. Every Colorbond, Zincalume and tile product we install comes with a manufacturer warranty on the material itself, and we hand you the paperwork at handover so you've got the cover in writing from BlueScope or the relevant supplier. On the workmanship side, if anything we've installed isn't sitting right after we leave, we fix it. We're a small local crew. You can find us on Short Street in Merimbula.
I'm in Sydney or Canberra and my place is in Tathra (or Eden, Narooma, etc). How do you handle owners who can't be on site?
This is a big part of what we do, a lot of homes on the Sapphire Coast are owned by people who live in Sydney or Canberra. We quote over the phone or by email once we've done the on-site inspection. We send you photos at the start, middle and end of every working day. You don't need to fly down. We've handled jobs where the owner never visited until the work was done, and the property manager or a neighbour did the handover. If you'd like a reference from another remote owner, ask and we'll put you in touch.
Do you work with insurance claims after storms?
Yes. If you've had storm damage and you're claiming on insurance (NRMA, Allianz, Suncorp, RACV, others), we give you the itemised repair scope and the photos your insurer asks for. We work directly with the assessor when they come out, so you don't have to be the middleman. The best move is to call us as soon as the damage happens. We come out, take a look, and walk you through your options.
Can you do partial repairs, or only full re-roofs?
Both. If the roof is structurally sound and only part of it is failing, we'll quote the repair. If a partial repair might not be the best long-term value for your home, we'll show you both options on the quote, side by side, so you can decide what's right for your home and your budget.
